A Hand for Hope fundraiser: This Saturday night at City and East is the second annual Hand For Hope fundraiser to benefit The Rainbow Babies & Children’s Hospital. Beachwood Ohio is a 5.3 square miles suburb of Cleveland. Because it is a small and less known suburb of Cleveland I believe it is often over looked as a luxury market. To prove it, h
ere is a list of the 5 most expensive properties listed for sale in Beachwood.
#5- 24450 Woodside Lane. This 5989 square foot home has 5 bedrooms, 5 1/2 baths. It is listed for sale at $699,900.
#4- 26717 Hurlingham Rd. This home is new construction. With 4 bedrooms and 4 full and 2 half baths this home is listed at $850,000.
#3- 24150 Woodside Lane. This contemporary home is 6019 sq. feet wth 4 bedrooms and 7 baths. The yard features an in-ground pool. It is listed at $1,220,000
#2-24875 Woodside Lane. This custom built stone and stucco french manor has 5 bedrooms and 8 baths. 6585 sq. feet and a 2 story library. This home is listed at $1,395,000.
And the most expensive home for sale in Beachwood is…

As you can see Beachwood is not only home to a great luxury mall but also to some great upscale real estate.

Cleveland area home prices are down in 4th quarter. But is the Luxury Market here dead? Take a look at the stats and you decide.
Since October in Cuyahoga County only 1 home over $1,000,000 has come under contract. (Per NEOHREX a Realtor only site) And 4 have closed over a $1,000,000.
However, there are 3 pending homes between $750,000 and $1,000,000. There have been 7 homes between $750,000 and $1,000,000 that have closed since October. There are currently 204 homes on the market in Cuyahoga county that are priced over $750,000.
Based on these statistics the answer looks bleak. However, I happen to be a glass half full kind of girl. So I’d like to look at it another way.
According to NEOHREX There are currently 204 single family homes for sale in Cuyahoga county over $750,000. And as I said before there are 4 pending. However, there are 222 homes for sale between $500,000 and $750,000 and 12 pending. There have been 26 houses to close in this price range from October 1.
What these numbers tell us is that the market is not dead it has just shifted. Buyers who can spend between $500-$750 are out there. They are getting amazing deals on homes that three years ago were priced much closer to $1,000,000 and beyond. Trust me its true The Weiner Real Estate Group is working with some of these buyers! If you are a buyer looking for a deal on a luxury home now is the time. There are 221 homes out there to choose from.
On the other hand, if you are a seller and NEED to sell then unfortunately your home is not worth what you think it should be. Cut your losses and drop the price. You can make up the difference on the buying end. I told you I was optimistic.
One final thought. I started writing this blog a little over a year ago. The story was the same then. Prices are low. There are great deals for buyers. Sellers, unfortunately this isn’t your time to make money. The writing is on the wall, the market is not changing for some time, it is here to stay. Stop mopping and waiting for it to change. Work with what we got!

4th Quarter is in full swing. So let’s check in and see what’s been going on in the Cuyahoga County Luxury home market since June.

Currently there are a total of 303 homes listed for sale priced above $750,000 in Cuyahoga County. These homes have been on the market an average of 180 days. Their average list price is $1,282,101.
As of 9/14/09 there are 7 Pending homes in Cuyahoga County over $750,000. They have been on the market for an average of 73 days.
Since June 1, 2009 a total of 29 homes have sold over $750,000 in Cuyahoga County. They were on the market an average of 162 days. The average list price of the sold homes is $1,171,827. The average sale price is $1,021,676. That means that sellers are getting 87.2% of their list price.
A total of 7.25 homes are selling per month over $750,000. If there are currently 303 homes for sale in Cuyahoga County and 7.25 of them sell a month it will take 41.8 months to absorb all the homes currently on the market.

Cleveland Luxury Homes Market report for Cuyahoga county homes priced from $500,000-$1,000,000.
The last post was a market report for 1,000,000 and above and was pretty indicative of the opportunity for buyers out there. If we dig a little deeper and look at the $500,000-$1,000,000 price range we can get a really good idea of what is going on in our market.
Currently there are 441 active homes listed for sale in Cuyahoga County between $500,000-$1,000,000. These homes have an average list price of $691,382. They have been on the market an average of 155 days.
There are 27 pending listings as of July 3, 2009 priced between $500,000 and $1,000,000. These homes have an average list price of $703,496.
There have been 64 sold properties since March 1, 2009. These homes had an average sale price of $624,576. Sellers are getting about 92% of list price. These homes had been on the market an average of 129 days.
If we take the recent successes of solds and pendings (91) and we divide them by 4 months, we find that 23 homes sell per month. If we have 441 homes for sale and 23 sell per month, we have 19 months of inventory in Cuyahoga County homes priced between $500,000 and $1,000,000.

In Cleveland’s gloomy past is the old story about how the Cuyahoga River actually caught on fire. Well according to a story the Plain Dealer published yesterday the Cuyahoga River has really cleaned up its act.

Today, you can fish for steel head trout or walk along the Cuyahoga’s shore and check out all the wild life. This is just one of the great ways that Cleveland is working to be more of a green city. Not to be a downer but the River is far from perfect. For example, the Cuyahoga is likely to be forever troubled by suburban runoff, which leads to the growth of algae — despite the multibillion-dollar efforts of sewer districts in Cleveland and Akron to catch and treat most of the water. (Plain Dealer Article) But it is great to know that at least we are on the right track.
